Long Term Rental


Any reservation is final if and only if the reservation has been
confirmed by My Disney Place, here after named as MDP, and the
Reservation Deposit has been collected by MDP.

After booking, the tenant will receive a Booking Confirmation, showing
the arrival date, number of nights stay and departure date. Tenants
are advised to check this information, as well as rates and other
details, and automatically agree to what has been confirmed. Tenants
must return to MDP with any discrepancies within 24 hours.

Security and forms of payment
We accept all major Credit Cards (Visa, MasterCard, Discover and
American Express) as well as PayPal. The tenant pays cost or fees of
transactions. Reservations over the Internet through our web site are
done over a secure line (https). If tenant is using a credit card,
tenant agree and understands that their credit card will be charged
for the funds that apply to the reservation. MDP confirms that no
information provided by the tenant to MDP, will be passed on to third
parties for mailing purposes.
Cancellation Policy


·30 days or more before arrival: client or tenant can cancel their
reservation, in writing (can be email) to MDP.

·Less than 30 days before arrival: client can cancel the reservation,
in writing to MDP: the total balance will be collected and withheld.

The day of receipt of the cancellation will apply as effective date
regarding the cancellation policy and charges.

Changes to a Reservation
At no cost to the tenant, within reason, MDP will provide the service
to make minor changes to a reservation. The tenant understands that
changes to dates and/or upgrades may trigger additional costs
according to the property price category and/or applicable seasonal
rates. Unless specifically agreed by MDP in writing, our cancellation
policy will apply for all changes. All changes will remain to the
discretion of MDP.

Rates and Taxes

Unless specifically agreed otherwise, our rates as shown on the MDP
web site,, will apply for all reservations.
Rates shown are nightly rates. Depending on the property location, the
county and state taxes (currently 13%) will be added to the rental
amount. Rates include: all local phone calls, normal use of
electricity inside the property, normal use of water, cable TV. A
cleaning fee is included in our rates for all stay of 7 nights or

A cleaning fee will be added for all stay of 6 nights or less.
Cleaning fees are subject to the size of the property or type of
accommodation. Upon request of the tenant, MDP can provide additional
services and/or goods at additional charges.

·Pool Heating: $25 per day (with a minimum of 7 days). Even with pool
heat, the temperature of the pool will vary depending on the weather.

·Crib Rental: $30 per crib per week (min. 1 week)

·BBQ Rental: $50 per week (min. 1 week) gas included.

All additional charges shown above can be changed without notice, by
MDP, if deemed necessary.

Check-in and Check-out Procedures/Charges

Premises will be made available to the tenant on arrival date after
4.00 pm. Tenant must go to Property Management company to get keys and to check in. The Property Management Company withholds all check-in information and keys if an outstanding balance is found on arrival
date. If the tenant has not received confirmation from MDP in regards to full payment of their reservation, we highly recommend tenants to
contact MDP in advance so that unpleasant surprise can be ruled out
and the mistake corrected. MDP provides check-in through the lock box
in front of the office after business hours. It is imperative that
the tenant, his party and their luggage entirely leave the property on

departure date no later than 11.00 am. Tenants that are found at the
property after 11.00 am on departure date, will automatically be
charged a fee of one days rent + $100 administrative fee. The fees or
charges do NOT imply that tenants can stay at the premises. They will
be asked to leave or will be removed by the county Sheriff who will
act in behalf of MDP. A late checkout can be granted by MDP, if
possible, at a small cost, and must be confirmed in writing.

Liability and Insurance


Tenants and their party are recommended to take out adequate travel
insurance, provided by their local agent. MDP, the owner and the
property cannot be held responsible for any accidents, theft, illness
or damages that may occur to the tenant and its party. It is the
tenant’s responsibility to protect the property and its contents
against damages, theft or loss. Theft, however small, will be
prosecuted without exception!

We ask our tenants to occupy the property in a quiet and dignified manner, to obey local rulings and state laws. Smoking is forbidden by law in any rental property. In general the max. occupancy of the property = the number of bedrooms + 2. It is a legal requirement to publish the maximum number of occupants allowed at any given time in a property regardless of the number of beds provided. Florida Law has no knowledge nor interest whether people sleep on the floor, in proper beds or in cribs. Tenants understand therefore that the advertised number of people a specific property sleeps has no reference to the number of beds provided in the property. Tenants will be removed immediately if found non-compliant to the maximum occupancy of a property within this ruling.



Any complaint, regarding the property, services, damages. must be
reported IMMEDIATELY to the Property Management Company in writing.

MDP and the Property Management Company can only try and find the
appropriate solution to the problem if a complaint is registered. All
